For your benefit, the following funding information is provided.

Funding is available up to 80% of the contract purchase price on non-owner occupied residential real estate investment purchases and 65% on commercial; No Raw Land, No Manufactured Homes.
Refi / Rehab funding also available.

Expect points to range from 4-8%, and interest only payments with interest rates from 12-18%.

Length of term preferred is 3-9 months but will do 5 years on residential and up to 2 years on commercial, with an option for two (2) thirty (30) day extensions.

Currently, all our investors will fund 12 months maximum term length for residential, and 24 months maximum term for commercial.

Cross-collateralization is possible, and additional funding considerations (e.g. ARV, terms) may be possible as our relationship grows.

There is no prepayment penalty, no application fee, monthly fees or membership required and no FICO requirement.
Borrower will make monthly interest only payments on the loan.

Processing time frame is dependent upon the borrower's submission of a completed application package, and review of the complete due-diligence package (including title search & appraisal) by the lender.

From receipt of all due-diligence items and identification of an approved lender, most loans can close in 72 hours.

Important Note: We only work with borrowers who have a deal under contract.

A negotiated agreement, signed by both buyer and seller, must be submitted with the application for full access to our expert team of processors and underwriters.
