As a Short Sales Consultant I identify and assist homeowners (sellers) whose property is about to enter into foreclosure. I get minimal information from the seller to complete a pre-qualifying form. The form is then submitted to the Kingdom Builder Financial Group. KBFG contacts the seller within 24-48 hours regarding qualification. We have an Investment/Negotiator that interfaces with the Lender on behalf of the seller. Normally, Lender's negotiate Short Sales with "their" interest taking precedence. In most cases, this means there will be a balance deficiency and the seller ends up with a deficiency judgment and a negative credit report. Current/future employer's may do credit checks and the foreclosure or deficiency judgment will be reflected.
Short Sales are not reported on credit history. Typically Short Sales are reported as "settled", "paid as agreed" or "paid less than agreed". Investment Negotiators are often able to negotiate "No deficiency balance". Short Sales allow the seller to remain on the property until Short Sale approval is received. The Short Sale is truly a win/win for sellers. Lender's also benefits enormously by
getting quick alternatives to foreclosures, no expense cost (taxes, insurance, maintenance, etc.) and the quick removal of non-preforming assets. Short Sales typically take 90-120 days. Properties qualify for Short Sales are principal residences, 2nd and vacation homes, investment properties, etc. Short Sales are fully funded by KBFG, meaning no charges to seller.
